In January 2018, CAPE was approached by Argosy to develop a preliminary budget for the refurbishment of 99 Khyber Pass Road, supporting its funding application for the project.
The scope included a full refurbishment of the building, with new curtain walling to three elevations and aluminium cladding to the fourth, a seismic upgrade to achieve more than 67% NBS, and a complete upgrade of the building's mechanical and electrical services. These were integrated into a new remotely accessible BMS, with metering and monitoring throughout to support the building achieving a NABERS rating.
Following approval, CAPE was engaged to work alongside the design team and project manager to refine the design, construction methodology and project budget. To meet the tight programme, CAPE also coordinated the procurement of long-lead items, including the curtain walling, ensuring the façade replacement could be completed during the 2018 Christmas shutdown while tenants were out of the building. This included tendering design and build service packages to strict deadlines so critical plant could be ordered well in advance.
During the pricing phase, CAPE identified a more efficient method for installing part of the structural steel required for the seismic upgrade. The resulting cost savings allowed additional investment in the lobby finishes without increasing the overall project budget.
Construction was carefully staged around the building's two tenants, with at least one remaining operational throughout the works. CAPE worked closely with Argosy and the tenants to minimise disruption to daily operations, maintaining clear communication, providing advance notice of planned works, and remaining on call 24 hours a day to respond quickly to any requests or unforeseen issues.
