This project was negotiated with CAPE, allowing for early collaboration with the Structural Engineering team during the development phase. This proactive approach enabled input on constructability, value engineering, and programme optimisation, ensuring the project was both efficient and cost-effective from the outset.
Given that the building was at full occupancy, CAPE proposed a staged approach, by dividing the work into four distinct areas. Tenants were carefully relocated to different parts of the building throughout the construction process to minimise overall disruption.
The seismic upgrade works included the installation of 250 PFC beams around the building’s perimeter, portal frames within the structure, and the strengthening of walls to the upper level with Python screws.
During this work, some tenants opted to upgrade their spaces with additional bathrooms, kitchens, and meeting rooms. These changes were incorporated seamlessly into the overall programme without extending the project timeline.
Each stage of the project was completed on time, within budget, and to an exceptionally high standard.
