Originally built in the 1920s, the historic 239 Ponsonby Road building underwent a substantial structural renovation to meet modern building codes.
The project involved the full refurbishment of the building including reinforcing the foundations and main structure with reinforced concrete shear walls and foundations, as well as adding significant structural steel members to the internal frame and roof, with the parapet achieving a seismic upgrade to 100% NBS and a full upgrade of the mechanical and electrical services in the building.
During the pricing phase, we were able to work out a more cost-effective method for installing parts of the structural shear walls and steel beams for the seismic upgrade resulting in a significant saving in propping/ formwork.
To preserve the building’s exterior, we implemented a Python fixing system to tie back brickwork and parapet walls. These were installed after careful revision in engineering design to ensure compatibility with the existing structure.
During the project, noisy works had to be coordinated to ensure minimal disruption to the surrounding residential properties and later in the project, to ensure tenants could continue their day-to-day operations with minimal disruptions.
Following completion of the base build, the interior spaces were upgraded and fitted out to accommodate new tenants, including Bastion Shine on Level 3 and Lululemon at the Level 2 Ponsonby storefront.
