This project followed a model akin to an ECI (Early Contractor Involvement) initiative, where our involvement commenced in the initial phases for investigations and advisory roles in buildability and construction methodology. In the early stages of collaboration, we partnered with the client to finalise budgets in conjunction with the PQS firm.

The focal point of the project was the comprehensive structural and seismic enhancement of a 10-story building, inclusive of its basement. Notable tasks encompassed the structural demolition of a concrete staircase, lift shafts, and the creation of new openings for an additional staircase. Pivotal structural and seismic undertakings featured basement piling, installation of new concrete shear walls, transfer beams, application of FRP wrap to existing columns, and affixing Macalloy bars to the perimeter, each supported by brackets weighing up to 870kg, as illustrated in accompanying photos.

In tandem with the structural interventions, the building underwent a core structural overhaul, including the construction of a new stairwell from the basement to level 8, the establishment of two new lift shafts servicing lower and upper areas (up to 3 stories), installation of an entirely new mechanical system with cooling towers and air handler units, implementation of a comprehensive fire protection system, and the installation of new main switchboards and electrical systems throughout the building.

Further contributions involved the construction and outfitting of upscale bathrooms, featuring stone walls and floors, bronze trims, and bespoke broadloom carpeting in the core areas of each level surrounding the new stairs, in preparation for tenant fit-out.

Throughout the project, we encountered various challenges, including logistical complexities in delivering structural elements to the site, the unique considerations arising from the building’s age (approximately 98 years old), and the imperative to protect heritage elements amidst the execution of substantial construction activities.

In 2023 we started with fitting out levels through out the building. CAPE has successfully completed several fitouts for clients such as Mozaik, National Business Review, Be Employment, Five V Capital, CyberCX, Montarne and Krukziener Properties.
