327 GSR Warehouse

Secured by way of a competitive tender process against three other main contractors, this warehouse fire remediation project was a first for CAPE.

The project required us to demolish two side-by-side warehouses of approximately 300m², uplift the existing fire damaged slab, prepare and lay a new concrete slab then form two brand new warehouses of equivalent type and size.

Some of the challenges faced included asbestos contaminated soil and wet weather over the period in which we were programmed to lay the new slab.

To overcome the potential slab delays, we developed a methodology that allowed structural steel to be installed prior to the final slab pour, this enabled the project to continue uninterrupted.

The warehouses consisted of a simple portal frame structure with long run roofing and cladding, rollergrille doors and fixed doubled glazed windows.

The interior space required us to build a small mezzanine floor complete with bathroom, lunchroom and office / reception.

As part of the build, we were asked to tie into two existing occupied structures on each side of the new warehouses by way of shared box gutters.

This project was run at a fast pace, over a challenging period of time, yet the project was able to be completed in line with the original completion date.
